Be patient, there's a lot of content here given I never rely on one source of data, rather, I prefer to glean data, cross checking multiple data vendors in my attempt to provide you with cutting edge, real time information as you approach one of the largest decisions of your lifetime.
We currently benefit from a shortage of homes for sale in the 95118 market, which will compel buyers to step up and write a fatter check for your home. As of today, 2.26.24, your zip code, 95118 only has 9 homes for sale, a historic low, of which 4 are off market listings I have access to that some agents and most consumers can't see or don't have access to. With a contstrained supply of homes and abundance of buyers, your home will likely sell around $1,475,000 - $1,525,000 "As-Is:, or when rennovated, upwards of $1.6M or higher.
I've not seen the inside of your house in many years, so it's difficult to say, however it's not unreasonable to guess a simple remodel would run in the neighborhood of $15 to $20K. In general, an interior paint job should be around $4,000, same for exterior, 1400 sq ft @ $4/psf or $5,600 for luxury vinyl plank flooring, not sure about cabinets, counters, light fixtures, doors, windows and other details not having seen it. I do know that massive bush in front needs to go so prospective buyers online and in person see a nice house and not a bush. I'm making some educated guesses based on 1,000's of home sales over the years and 50+ "makeovers" I've done since the late 90's...this guestimate is my team doing the reno on a shoestring budget.
Markets can change quickly, however, I can tell you that homes that are "move in" ready sell for a premium with buyers willing to write a big check for shiny new and convenience. Homes that are tired, run down tend to sit on the market or buyers want a discount, something we should not be forced to give them, given the options and resources we have available to us.
I also leverage several business partners who are contractors, who will do all the remodeling and not charge you until escrow closes.....they are twice the price because they are for profit and carry your cost of remodeling until close, however that remains an option as well. We can submit RFP's for bids from 3 of these outside vendors (Fremodel, Curbio & Revive) who will likely quote us $45-$70K or I can move my personal crew in and within about 2-4 weeks turn that house over for likely less than $30K, charging you just my cost as part of my service.
