Knowing there is a contstrained supply of homes, especially in the entry level market around $1M, and knowing an inferior location downstairs (Unit 41) sold for $998,500 in January of 2024, it's reasonable to assume that an upstairs, penthouse, end unit kept by the builder himself as his personal property should sell for $50-$100K more.
